How Important is a home inspection? VERY VERY VERY important and this is why
1. It Determines the Condition of the property
2. it can Identify faulty equipment (do you know how much it costs to replace an AC unit?
3. It can identify safety issues ( don't want to get electrocuted)
4. It can identify what is called Deferred maintenance.
That is the nice way of saying the owners didn't take care of their property A home inspection costs a few hundred dollars but it has saved some of my clients thousands and even 10s of thousands of dollars. A home inspection is the best way to find out the home you like is a money pit. Bottom line You should always get your own home inspection and yes even on NEW Construction. There is no such thing as a perfect home and you should gain as much knowledge about the home you intend to purchase.

DON'T DO THESE THINGS If You Have Or Are About To Apply For A Mortgage.
1. Don't change bank accounts
2. Don't apply for new credit cards or close credit card accounts.
3. Don't make large purchases NO NEW CAR
4. Don't deposit CASH into your bank account without speaking to your lender first. You will have to document where that cash came from.
5. DON'T cosign for a loan .. . You really shouldn't ever do this.
6. Don't change jobs
All of these things will either negatively affect your credit, the $ amount you qualify for, or be a red flag to your lender. Talk to your lender before you make any significant financial moves.
