Houston Dominates As Top-Selling Master-Planned Community

Houston Ranks As Top-Selling Master-Planned Community

Houston is leading the trend in master-planned communities, as demonstrated by the statistics. For the second consecutive year, Houston, the largest city in Texas, has dominated  RCLCO’s list of the nation’s 50 top-selling master-planned communities in the nation, contributing thirteen communities and reaching a total of 4,800 transactions year-to-date.

Three out of the top 10 most engaged communities are located in the Greater Houston area, surpassing any other metropolitan region in the US. Sunterra in Katy, a Greater Houston community, outshines all others by securing the third position with almost 670 sales this year, marking a significant increase of 49% from mid-2022. On this 2000-acre planned buildout that Land Tejas and Starwood Land started in 2021, industry leaders like Chesmar Homes, DR Horton, and Perry Homes have begun construction. The first phase, adding 870 acres, is in progress.

Bridgeland, one of Houston's most talked-about communities, has leapt to sixth place with 511 sales, a rise of 13 positions. The surge in home sales is likely due to the Howard Hughes Corporation's launch of their new residential village, Creekland Village, in December. The village will be Bridgeland's fourth and final residential area and is due to open in October. "Bridgeland is on track for a record-breaking sales year, with Bridgeland Central playing a key role in pushing home sales," stated Stephen Sams from Howard Hughes. Preleasing for Wingspan, the development's first build-to-rent neighborhood, is anticipated to commence soon.

Marvida, another creation by Land Tejas and Starwood Land, has secured the ninth position. Situated in the western part of Cypress, near the Grand Parkway and Highway 290, Marvida first introduced 20 model homes last year. With Houstonians increasingly focusing on the northwest, Cypress has emerged as a hot spot. Projections suggest that by the end of 2023, hundreds of new homes could be added to the suburb. At present, Clay Residential is constructing a build-to-rent community at Marvida to cater to Houston's expanding rental market.

Timbergrove Lazybroo community takes the No 1

 Timbergrove/Lazybrook community takes the No. 1 spot list of hottest communities.

The latest report has ranked the top 10 communities in the Houston area based on the highest percentage increase in home purchases year over year. Notably, this quarter's report reveals that more communities closer to the Inner Loop have made it to the top 10 list compared to the previous quarter.

 

The report indicates a growing interest in home sales within communities closer to the city, especially in the north and west areas of the metro. Timbergrove/Lazybrook stands at the top of the list with an impressive 47.7% increase in the number of homes purchased year over year, and the average home price in this area is $654,236. Following closely behind in second place, just like in the previous quarter, is Porter/New Caney East, which experienced a 38.9% increase year over year, with an average home price of $305,543.

 

Other communities that have made it into the top 10 list include:

 

Northeast Houston, with a 36.2% increase year over year

Katy-Old Towne, showing a 35.4% increase year over year

Cypress South, which experienced a 23.9% increase year over year

La Marque, with a 17.4% increase year over year

Shepherd Park Plaza Area, showing a 17.2% increase year over year

Fulshear/S.Brookshire/Simonton, with a 17% increase year over year

Conroe Southeast, showing a 14.9% increase year over year

Magnolia/1488, with a 12.6% increase year over year

According to HAR Chair Cathy Trevino, the focus continues to be on affordable housing, which has been attracting more people to smaller, outlying suburbs. However, she also anticipates a potential spike in activity near downtown Houston as more individuals return to the office after an extended period of remote work during the pandemic.

 

Additionally, a separate list ranks the top five luxury communities, which are all near downtown Houston and have homes priced over $1 million. These communities are as follows:

West University/Southside

Rice University / Museum District
